This year, inventory is low and demand is high—meaning we are in a hot seller’s market. But even in favorable conditions like these, there are still things a seller should do to best prepare their home for purchase.

After speaking to our listing partners, I found that they all had very similar answers about what these things should be. This just goes to show that these tips are fairly universal and have been effective in many different circumstances.

One of the first and most important tips to remember when selling your home is to clean. This sounds simple, but don’t underestimate its value. Making sure your home looks, smells, and feels clean will make all the difference to your buyer.

The inside of your home should be a fresh and neutral canvas. Starting with decluttering and deep cleaning, the process of neutralizing your home will be extremely important. Having a clean, neutral home will ensure that buyers are able to envision their lives there instead of just seeing the one you have there now.

Adding new coats of paint and replacing flooring as needed are two easy ways to freshen up your home.

Additionally, you may want to consider utilizing the services of a professional stager. You don’t want your own personal items to distract buyers, and a professional stager will understand how to best present your home. In order to go the extra mile for our clients, my team and I have actually hired a professional interior designer, who is also a certified stager, for those who need this service before their home hits the market.

If you are still living in your home while it is being shown, there are a few things you can do to make even last-minute showings less stressful. One of the best tips is to make sure to have a few empty laundry baskets in a closet where you can store miscellaneous items like shoes or pet toys.

You may also want to consider renting a temporary storage unit for items you don’t really need. Not only will this create a less cluttered home for you and for buyers viewing your home during showings, it will also help you in the moving process. This can expedite the packing process while also reaping the benefits of a beautifully shown home.

Don’t forget to refresh your home’s exterior, as well. Even if your yard is currently in good shape, it’s never a bad idea to refresh your mulch, remove any dead plants, or even plant some new flowers. This will greatly boost your curb appeal.

But overall, the final tip I have for you is the most important. When selling, the three key things are price, location, and condition. Of these factors, price is the most critical. Pricing too low or too high can greatly damage your listing. To ensure this doesn’t happen, be sure to get the help of an experienced real estate professional.
