The numbers are finally in for the month of July here in Huntsville. Here’s a quick rundown of what we’ve seen:
- Active listings: 3,276 homes available in the Madison County area
- Inventory: 7.1 months
- Homes sold in July: 460 – down 17% from last year
- Median sales price: $173,000 – down 3% since this time last year
- Average days on market: Up slightly at 109 days
As you can see, the numbers are down a little bit from last year. However, it’s important to remember 2013 was one of best years in real estate we’ve seen in quite some time. We would like inventory to be at 6 months, but the 7.1 we have now isn’t far from a healthy, neutral market. Overall, this isn’t a bad place to be heading into the fall.
